					<content:encoded><![CDATA[Cape Cod Real Estate trends for the past few months will show that there is still alot of inventory out there.&nbsp; There are still some great homes for sale on Cape Cod, and Condos for sale on Cape Cod, Ma.&nbsp; Interest rates remain unbelievable and was just talking to Claudette Vickery of Sovergn Bank and she said they were doing a special promotion in September with interest rates!!!I don't know how they can go any lower but they are.&nbsp; If there was ever a time to invest in Cape Cod, Ma real estate the next few months will be it.&nbsp; Cape Cod is a fantastic place to live and vacation. 					<content:encoded><![CDATA[The time to buy is now.&nbsp; Property&nbsp;values are finally at a point where it is time to act and time is running out. Interest rates will soon rise pushing that monthly payment up. You want to be able to take full advantage of the current market you will need to act soon. Mark Zandi, Chief Economist of Moody&rsquo;s, was quoted extensively for the same reasons I listed a few weeks ago because of a WSJ article of September 24<sup>th</sup>.&nbsp;That article outlined the Federal Reserve&rsquo;s plan to stop purchasing the mortgage-backed securities by March 2010.&nbsp;&nbsp; Mr. Zandi and I have raised the same conclusion that interest rates will increase this spring significantly.&nbsp;Mr. Zandi and I have been joined in our thinking by the analysis at Barclays Capitol that interest rates will be over 6% by the end of March.

<div style="margin: 0pt"><font size="3">My friends, the time to act is now&nbsp; with an impending 1% increase in interest rates.&nbsp;The time to buy is now before the interest rate increase takes place.&nbsp;</font></div>

<div style="margin: 0pt"><font size="3">The 1% change is significant in terms of loss of buying power or increase in payment.&nbsp;For example, on a $350,000 mortgage the 1% would be an increase in monthly payments of $300 or a loss of buying power of $60,000 to keep the same payment.&nbsp;The additional interest, if your client owned the home for 10 years, would be $31,000 or $108,000 more paid over the life of the loan. 					<content:encoded><![CDATA[Cape Cod is a great location to own rental property.&nbsp; If you think owning a second home or investment property on Cape Cod is out of reach you could be wrong.&nbsp; There are alot of options for the second homeowner out there.&nbsp; The internet has proven to be a great resource for homeowners to take matters into their own hands and rent their property on there own reaping all the profits and not paying a rental company the 15%-30% in commission.&nbsp; If you are unable to rent on your own then there are plenty of rental companies to chose from.&nbsp; DennisPort rentals continue to be strong this year and with property values down now is a great time to buy that beach house for under $400K.&nbsp; Lets say you take out a mortgage for $250K, 30 years at 5.5%, the mortgage payment would roughly come out to $1400 per month, or $16,800 per year.&nbsp; Now lets say that you rent your home out for july and august which is 8 weeks of rentals for $1200. $9,600.&nbsp; This would bring your mortgage down to $7,200 per year only $600 per month.&nbsp; Now you can always get some more rentals, the average seems to be 9-12 weeks, and you may be able to get more rental money as well depending on condition and location.&nbsp; This is just one of many scenarios depending on the area you can find homes that rent for more money.&nbsp; Alot of it has to do with the proximity to the beach. There is a house on Flying Mist in Brewster, very close to Linnell Landing Beach currently on the market for $624K, however they get about $30K in rental income per year. &nbsp;&nbsp; Talk about deals....There are some fantastic homes and condos for sale out there right now, and with interest rates continuing to drop now is a fantastic time to invest in real estate on cape cod.&nbsp; There are currently 537 homes for sale on Cape Cod listed under $300,000, and 489 condos for sale on Cape Cod listed under $300,000.&nbsp; Todays interest rates are showing 5% for a 30 year fixed, and 4.5% for a 15 year fixed.&nbsp; These figures were quoted from the Cape Cod MLS and Cape Cod Five Bank.&nbsp;&nbsp;This means if you were to obtain a mortgage for $200k for 30 years the monthy payments would&nbsp; be $1073 per month and a 15 year would be $1529 per month.&nbsp; The goverment is also looking into lowering rates even further that could bring 30 year rates down to 4.5% or even 4%.&nbsp; Think about how amazing this would be.&nbsp; What an opportunity to be able to take advantage of.&nbsp; Just months ago we were seeing 30 year fixed rates at 6.25% which added an additional $200 per month onto mortgage payments, $2400 more a year.&nbsp; Figure that into the dropping home prices that we have seen over the last year.&nbsp; Cape Cod homes and condos were selling and listing for over $300k in general&nbsp; and today we are seeing them list in the low $200K's.&nbsp;<br />

&nbsp;&nbsp; Today I wanted to touch base and talk about a great resort that my company specializes in, Ocean Edge Resort.&nbsp; To give you a bit of background Ocean Edge is comprised of over 800 condominiums spread out on over 400 acres. The condominiums are located throughout the property some bordering the golf course and the vast majority bordering wooded areas.&nbsp; Ocean Edge Resort is in the process of implementing $23 million back into the property.&nbsp; They have just put $12 million into the golf course, and are in the middle of putting in a large ballroom and spa on the bayside of the property, resurfacing tennis courts and much more. &nbsp; I hope everyone is well and enjoying this glorious summer.&nbsp; The weather has not let us down this year.&nbsp; As a native you wait all year for summertime to come on Cape Cod and when it does you want it to count.&nbsp; I have been very busy the last few weeks showing property to clients.&nbsp; The real estate business has really started to pick up on Cape Cod.&nbsp; The summer tends to run a bit on the slower side and then when september and especially october roll around people often come out in groves to inspect what is on the market and if there any good deals to be had.&nbsp; Well the market has dropped about 10% on the Cape and we are seeing some great deals out there.&nbsp; Also, something to consider is that even though the listing price may be high, sellers are more than willing to negotiate price. So don't let the listing price always determine if you are going to see a listing. Many sellers list there property a bit on the higher side fully knowing they will have to negotiate down.&nbsp; I think Cape Cod will still drop in price a little, however, the listing prices will stay pretty stable. I would advise getting out there and identifying areas that interest you so that when a house or condo comes on the market you are ready to go.&nbsp; Also, check with your mortgage broker and get pre-approved, with the mortgage industry these days most sellers want to see some sort of pre-approval.&nbsp; So get online, give me a call and lets get started finding you the home you have always dreamed of owning. &nbsp;&nbsp; Summer is finally in full swing and the Cape is once again a bustling community.&nbsp; It is very nice to see that people are still taking vacations despite this tight economy.&nbsp; The weather has been cooperating for the most part and there have been some beautiful beach days.&nbsp; Being a Dennis resident, I am lucky enough to purchase an oversand beach pass which allows me to drive out onto 2 bayside beaches, Crowes Pasture and Chapin Beach.&nbsp; Last sunday we packed up the car and headed to Crowes to meet up with friends.&nbsp; Cape Cod is so beatiful in the summer.&nbsp; As we sat on the beach looking out over the bay sipping our ice cold coronas we watched the kids and grownups enjoy the brewster and dennis flats.&nbsp; For those of you that don't know low tide on the bayside goes out quite a ways.&nbsp;You can walk out for a mile on the oceans floor, exploring water pockets finding clams, and a multitude of shells.&nbsp; The bayside beaches are great for kids and adults.&nbsp; You can go for long walks, explore and enjoy all that it has to offer.&nbsp; So next time you make a trip to cape cod, make it a point to visit the beautiful bayside beaches.&nbsp; I hope everyone had a happy and safe 4th and hope to see you on the beach soon.]]></content:encoded>

					<content:encoded><![CDATA[<p>Cape Cod is a fantastic place to be this time of year.&nbsp; The flowers are in full bloom the days are sunny and warm&nbsp; and the traffic is still at a minimum.&nbsp; While I sit in my office in Brewster gazing out at the sunny days I think about how lucky I am to be living on the Cape.&nbsp;With so many outdoor activities to take part in, it is hard to fit them all in.&nbsp; The kayacking on Cape Cod is truly amazing.&nbsp; There are so many little estuaries to pop in and out of.&nbsp; Bass Hole in Yarmouthport remains my favorite spot.&nbsp; There are so many trips you can take it is sometimes hard to choose.&nbsp; You can go deep into scorton creek and wind through the river, you can follow the coastline to barnstable harbor, or you can go around chapin beach around to mayflower and corporation beach.&nbsp; Another favorite is in little pleasant bay in orleans.&nbsp; Another great outdoor sport to get into is biking.&nbsp; The cape cod rail trail is an amazing adventure.&nbsp; You can start in Dennis and make your way all the way to Wellfleet.&nbsp; Along the way they have stops in Harwich, Brewster, Orleans, and Eastham.&nbsp; Enjoy a clam roll in brewster at Cobies, stop by and get some chocolate or ice cream at the Chocolate Sparrow in Orleans, how about a quick round of mini golf in Eastham.&nbsp; Also the cape is home to some great dirt trails as well.&nbsp; Try Nickerson State Park in Brewster.&nbsp; That is all for now but will be in touch soon.&nbsp;&nbsp;I am off to enjoy another beautiful Cape Cod afternoon.<br />

They&nbsp;ventured out on educational trips with scientists to study whales as well as educate the public about marine mammals and their habitat&quot;. Another interesting day could be spent at the Cape Cod Natural Museum of History. &quot;The Cape Cod Museum of Natural History in Brewster, Massachusetts, on Cape Cod, was founded in 1954. Our mission is to encourage and advance understanding of our natural environment through discovery and learning. The museum is housed in a 17,000 square foot building on its own 80-acre site, abutted by 300 acres of town-owned conservation land&quot;. They have amazing conservation walks with guided tours daily.&nbsp;Route 6a has a plethera of antique shops.&nbsp; Hop in the car and go for a drive down the old kings highway and take in all the eclectic shops 6a has to offer.&nbsp; Mini golf anyone?&nbsp; Jump back into the days of the old with a round of mini golf in the hundreds of locations on the cape.&nbsp; I remember begging my mother and father to stop at Pirates Cove.&nbsp; I loved that place.&nbsp; To this day my fiance and I still visit and put in a couple of rounds a year.&nbsp;Speaking of golf, Cape Cod houses a very wide range of golf courses ranging from par 3 courses to pga sanctioned courses.&nbsp; If you need any advice on what courses to play let me know, I am a golf addict and try to play as many as possible.&nbsp; This should give you a couple of great things to do on the cape.&nbsp; I will continue my list in a future blog.&nbsp; Take care and best wishes for sun and warmer weather.</p>]]></content:encoded>

&nbsp;&nbsp; Having been in the real estate business for years now I have decided to start a new chapter.&nbsp; This will be the first of many posts that I will be displaying.&nbsp; I am happy to hear your feedback and input.&nbsp; I have been coming to the Cape for my entire life and am happy to call cape cod home.&nbsp; Currently I am specializing in condominiums and private homes in mashpee, yarmouth, dennis, brewster, and orleans.&nbsp; I am currently residing in dennis, but have lived in yarmouthport and west yarmouth as well.&nbsp; Brewster and Dennis are currently where my offices are located.&nbsp; I have been very closely connected with Ocean Edge Resort and love talking about and introducing people to such a great property.&nbsp; Ocean Edge Resort is truly one of a kind resort.&nbsp; They have all the ammenities you could ask for on Cape Cod, indoor and outdoor pools, hard and tru tennis courts, volleyball, basketball, a new Jack Nicklaus golf course and of course a great bayside beach.&nbsp; Brewster is home to the great Brewster Flats which when the tide goes out you can walk for miles.&nbsp;This being my first blog I wanted to get some general information out there.&nbsp; I am happy to help you in anyway I can.&nbsp; Working for a smaller botique real estate office in Brewster, we offer a low key no pressure atmosphere.&nbsp; I look forward to future postings.&nbsp; <br />
